I live on Padre Island which is connected to Corpus Christi by a 5 mile long bridge. It is a wonderful place to live because there are many different things to do. You have the what a normal town/city would have plus the beach and ski canals. On the weekends, usually you will be in some type of body of water. Wakeboarding and surfing were very popular among my friends and I.

Boonville Project- Gentry/Harrison

Mike Gentry and Dr. Harrison came to class on January 28, 2013. Mike Gentry is a Lawyer and Dr. Harrison is the owner of the land in Boonville and practices medicine.

The land in Boonville that is owned by Dr. Harrison has been in the family for quite some time and he thinks the time is right to sale the property. The Property along Highway 6 used to be in a city called Boonville. It is by a cemetery where free slaves were buried by act of Lincoln. Boonville used to be a very very small city, but it is historical.

Dr. Harrision has a hotel and country store being built on his land by Bryan. On the other side of his property he is going to build Elderly Living Homes.

That is what his sights were, but many different turns made the process have setbacks.
      1)He had to spend $237,000 to get oil off underneath their land to build on the property.
      2) $1.8 Million for road in the middle of land (Required)
      3) Design guidelines (Required)

It took about 18 month for the process to go under way. He has learned a lot of Real Estate terms and procedures from this. He has put a lot of time and money to do things the right way for the land and future residents, but it will pay off in the future.

Private VS. Public Restrictions on Real Estate

Private Restrictions are limitations on ownership of the land which explains what is and is not allowed on the property at hand. This is important to know and study for the land owner with purchasing land or piece of property. You want to know al of the limitations that are set forth before purchase because you can come to a lot of problems, delays and heavy expenses.

Public Restrictions are the rules and regulations that are enforced of the government in order to keep a safe and healthy community. It looks at the specific uses of the land and approaches them. The limitations on owners help the community have control and organization
